Avoid this place altogether, Horrible neighbourhood, teens attack and abuse, bike stealing is a daily occurence, garbage littering and security only exist to protect the teens. Had my 2 bikes stolen worth 3000EUR from hamilton's own personal enclosed parking lot for bikes.
caution !! Tenants sublet space there even though it's not allowed and when you contact the manager to get your money back you're told it's illegal to be there and you have to leave, but they don't help you get your money back. thus they support scammers.
I had a very pleasant stay at Hamilton Gardens. The reception team is always helpful and supportive of the residents. While the location is not right in the city center, it's still conveniently close, with excellent transportation links and an Aldi just a two-minute walk away. The area features playgrounds for kids and is popular with residents who enjoy walking their dogs, creating a friendly and welcoming atmosphere. The residence frequently organizes activities to help residents get to know each other. Additionally, there's a modern gym with free classes included in the rent, rooftop terraces, a cinema room, and cozy workspaces. I lived in a beautiful two-bedroom apartment for six months and enjoyed every moment of it, very cozy, modern, nice, well isolated, big kitchen, electricity cost is not that expensive, very eco-friendly consumption. Unfortunately, I had to leave due to external circumstances, but I highly recommend Hamilton Gardens. I had no issues during my stay and would happily return.
Management is completely unqualified for the work. Given the reviews. Investors should take actions and replacing who is running this place to the ground. Issues and concerned are never addressed and you get treated like an idiot. Apartments are nice but overall experience starting from management incompetency and everything already listed by others make it completely unworthy. CHANGE THE MANAGEMENT AND PROPERTY MANAGERS
Pros: Conveniently located (near bus and luas stops), has an Aldi on the premises and gym available for residents... and that's where the pros end. Cons: Very cheaply built apartments (paint and finishes are not durable), management is very slow to respond to any issues / queries/ concerns raised by residents and when they do respond they are usually not very helpful. Bikes were being stolen for months in the "secure" bike rooms in the "secure" parking and management didn't inform residents of this ongoing issue until multiple complaints were issued and the Gardai were involved. There is a huge issue with anti-social behaviour in the area and management can't get control over the situation. They have hired different security companies who unfortunately can do nothing to help. It is compromising the safety of the residents and yet nothing can / will be done. No visitors parking available. We lived there for a year, but tried to get out of the rent sooner as we were really unhappy there. Unfortunately they only signed fixed term tenancy contracts and so you are obliged to stay the year or forfeit your deposit (which is a hefty price to pay). Overall, despite how hard it is to find rent in Dublin, I would recommend looking elsewhere.
The landlord hasn't done anything about fixtures in our apartment needing repair since the day we moved in over 1 year ago even after sending them several reminders since we moved in. Also, for over 6 months, the landlord didn't activate our fob cards for the gym for which we had been paying for as part of our rent since we moved in even though we are paying EUR178 per month for it as part of our rent. The common areas and lifts are always dirty, some floors are sticky and the whole place is not cleaned enough. Other residents leave trails of dirty liquid from their dripping food waste bags to and from the lift which stains the carpet and leaves a bad smell. People don't clean up after their dogs so there is dog poo everywhere especially on the grass areas. Sometimes there are loud parties very late at night which can wake you up. Security and safety is also an issue with anti-social behaviour, wild kids causing trouble, verbally abusing residents, vandalising and setting fires, using drugs at the entrance doors and getting into private areas of the buildings. There are security guards on site but they don't seem to be able to do much about it. The underground car park gates have been broken several times and left open and exposed for weeks. Also, if your apartment door's battery dies, your card won't work and you won't be able to get in. My door has been working ok, but I heard of someone being locked out of their home overnight and had to wait until the next day for the battery to be fixed which is kind of scary. The post system doesn't make sense because your package can be left at reception but you aren't notified and anyone could take it so it's not safe for anything expensive. The landlord wants you to pay for a secure locker system. You shouldn't have to pay for post to arrive at your own home. Also, barbecues aren't allowed in any outdoor areas which is a shame. The rent is very expensive. The prices advertised online are base prices. So if you choose one of the nicer/higher units you will probably pay more plus EUR50 per month for a pet plus EUR50/75 per month for a car space. We had much higher hopes when we moved in here because the photos of the place looked great and the apartment is a nice space.
This place has one of the nicest flats you can find in Dublin, very tidy area very well mentioned, gym available, roof top leisure place, work / study club etc. Playground available for small kids & has a basketball court. There is problem with antisocial behaviour from local kids. Many security personnel on site all the time, cctvs at many places. Recently new Aldi opened within the vicinity
Hooke and MacDonald is a terrible property management company, especially when it comes to Hamilton Gardens in Cabra. The property is plagued by anti-social behavior from teenagers, and the property management is doing nothing to address the situation. Despite repeated complaints from tenants, they don't seem to care. Furthermore, when amenities and facilities are advertised as ready months ago, they haven't even started construction. Hooke and MacDonald is more interested in spending money on photo shoots and promotions to cover up the truth about their poor management. Don't make the mistake of renting from Hooke and MacDonald without talking to residents first.
